Construction & Restoration

New construction

New construction can add value, enjoyment and visual enhancement to a property. Acting as a general contractor or foreman, LPM can eliminate many of the troubles associated with construction such as poor site selection, excessive site damage, schedule/cost overruns and below standard finished work. With experience in building a variety of structures, LPM can advise on methods, materials and cost cutting strategies to make the construction process timely and efficient while maintaining quality control.

Restoration and home staging

Restoration and/or home staging can breathe life back into an old house while increasing user enjoyment, property value and the curb side appeal of the property. As a general or foreman, LPM can abate many of the nuisances linked with improving existing structures. LPM can apply many strategies to reduce dust, waste, work and damage to residual features and plantings. Years of renovation experience gives LPM a wealth of problem solving techniques to draw from reducing client cost and inconvenience while improving return on the investment and benefiting property aesthetics.

Long term maintenance

Establishing a maintenance schedule for the property and buildings affords the owner a cash flow for future repairs and promotes savings by pre-suppressing major damage caused by neglect. Years of property maintenance experience encompassing buildings, vegetation, features, roads, bridges, culverts, equipment and water courses allows LPM to properly plan for and implement quality maintenance programs. By preserving property vegetation, buildings and infrastructure the owner’s financial and personal maintenance liability is reduced as enjoyment, safety and feature dependability is increased.

Recycled and renewable materials

During the last three decades many recycled and renewable building products have become available. These products afford the same durability, appearance and price as traditional non renewable building products while protecting these natural resources for purposes other than consumption. LPM proudly recommends and applies alternative building products and the recycling of on site building materials saving the client money while promoting conservation of timber resources.

Structure energy saving strategies

LPM has experience with home energy saving applications utilizing passive solar windows and radiant floor heating. Passive solar is a great way to gain day time heat and improve views from inside the dwelling. Water radiant heat is efficient and eliminates radiators and registers from the room. These radiant systems can be installed under tile, wood floors or in concrete to create a warm surface under foot.

Quality control

As a foreman, general or sub-contractor for the owner, LPM will ensure the quality of work when it is done the first time. With years of experience in all phases of building restoration and construction, LPM promotes quality work by personally applying high standard carpentry and finishing techniques; historically proven to produce top notch results. These construction and restoration techniques apply to electrical, plumbing, framing, finish carpentry, sheetrock, plaster, siding, insulation, roofing, painting, site selection, excavation, foundations, window/door instillation and kitchen/bathroom upgrades.

Equipment selection, operation and maintenance

Home improvement and carpentry tools are highly specialized and thought needs to be given to selection and application. It is almost impossible to do a good job with the wrong tool. LPM can advise clients on tool selection and safe use fostering safe and productive working conditions for the involved land owner. LPM will also advise clients on the proper maintenance of hand and power tools ultimately reducing operating costs while benefiting tool longevity and performance.
