Property assessment & goals/objectives

LPM will complete a resource assessment of the property before establishing goals and objectives with a client. LPM will summarize potential income possibilities and cost reduction strategies to be figured into the total property plan.

Once goals and objectives have been established, LPM will implement a management plan that addresses all facets of land and property management including finance, improvements, forestry, alternative income possibilities, and land conservation and preservation.

Property financial planning


Planning pertaining to the financial sustainability of a holding is paramount. If the financial burden for a property becomes overwhelming, usually parts of the asset need to be sold to generate income and/or reduce costs. By utilizing conservation easements, federal tax affects, state property tax code reductions and alternative property income annuities, often a sustainable model can be put in place to preserve the entire parcel.

LPM will research, present and review these property income and cost reduction strategies with the client, allowing he or she to make an informed decision that meets their specific needs.

Property improvement planning

Planning for future property improvements has many benefits for the land owner. By planning the location, style and order of building and land improvements an owner can understand the future financial ramifications, help preserve historical aesthetics of the property and reduce cost and effort. Proper planning will protect the property character and appeal while maximizing the return on building improvements both physically and financially.

With proper planning, the building of a pond can remedy drainage and surface water concerns while affording various water recreation possibilities and increases in residual property value. Similarly, creating an entry into a forest can produce income from harvesting of trees for timber, while promoting wildlife habitat, growth of the residual stand, and creating a trail or road network for future use. This same entry can reduce fire danger, address flood control and invasive plant or tree issues.

LPM can formulate a plan with the client for all property improvements, protecting the client’s vision for the property while amplifying the return on all future holding enhancements.

Property conservation and open space preservation planning

As development sweeps through southern New York and western Connecticut, the need for land conservation easements and open space preservation has never been more important. By considering conservation easements, federal/state/local tax liability reduction, alternate income annuities and estate planning, the owner goals can often be realized while accomplishing sustainable land conservation and open space preservation.

Land conservation has multiple benefits for the individual and the local environment. Land conservation can help protect wildlife, habitat, drinking water, forest ecosystems, field ecosystems, wetlands and open space visual corridors from over development.
